TYPES OF TERRITORIES ACCORDING TO THEIR PURPOSE. LAND PROPERTIES - change of purpose

According to the Bulgarian legislation, the territory in our country is divided into:

• urbanized territory - these are the settlements, the settlement formations and industrial parks outside the borders of the settlements and the settlement formations
•  agricultural territory - these are arable and uncultivable lands, vineyards, pastures, ravines, etc.
•  forest area - includes both forest and forest land
•  protected area - on the one hand these are nature reserves, national parks, natural landmarks, beaches, dunes, and on the other hand are archeological reserves, separate neighborhoods or land properties in settlements of cultural-historical, ethnographic or architectural significance
•  disturbed areas for restoration - for restoration of quarries, mines, landfills, landslides and others.
• territories occupied by waters and water bodies - from the internal sea waters, the territorial sea, the Danube river / Bulgarian part /, the national rivers, lakes and dams;
•  transport areas - which are national, local roads, railway infrastructure, ports and airports.

Land property / PI / - this is part of the land surface, and in this part the permanently covered with water area, which has precisely defined boundaries, meets the requirements of the Spatial Planning Act and is individualized in the cadastre with its identifier / number /. PI is subject to entry in the property register and is an independent object of the transaction.

The purpose of each land property is determined depending on the detailed development plan, and can be located in:

•  in urban areas;
•  in agricultural areas;
•  in forest areas;
•  in protected areas;
•  in disturbed areas;
•  in territories occupied by waters and water bodies;
•  in transport areas.

The purpose of the Land property can be changed, and for this purpose the Detailed Development Plan needs to be changed. This procedure is generally carried out in two stages, which are conducted through the respective municipality where the property is located.
