To deal with the noise in condominiums, I can put several approaches that should be successful. It also depends on the neighbors themselves, how communicative they are.

We both go to our neighbor together. There is an option to reach agreement. If this does not happen, the manager shall draw up a record of the violation found, which shall be signed by him and by two neighbors. But the condominium manager is not a "saint". If he makes noise and hinders me, am I helpless? No, in this case, I have to turn to the controller who assumes his functions. Three uniform copies are drawn, one for the chairman of the board of directors (the manager), the offender and the municipal or regional administration.

The penalty, which may cause the neighbor to consider whether he will still make noise, is a fine from 50 to 150 levs. Procedure: After the drafting of the minutes, the chairman of the board of directors (the manager) immediately gives it to the municipal or regional administration. It draws up an act establishing the infringement. On the basis of it the mayor-authorized by him official issues a penalty decree.

For example, Ordinance No. 1 on public order and the protection of municipal property on the territory of Sofia Municipality provides for a penalty of BGN 100 to 2,500, depending on the violations. In minor cases, the offender shall be issued with a receipt of up to BGN 10 if he does not contest the violation.

 

Important! Undoubtedly, the most effective but ultimate way to deal with noisy neighbors is to turn to the law enforcement agencies on 112 without having to try the above options before. Upon arrival, the police may alert or draw up a warning alert to the neighbor that he or she is aware of the ban on public order by making noise at certain times. The minutes shall be drawn up in the presence of at least one witness and signed by him, the policeman and the neighbor. If the neighbor refuses to sign it, this is certified by the signature of the witness. If the neighbor continues to make noise, then an infringement act will follow.
